Do you need irrigation water for growing crops?  Yes, must have.  No, dryland is fine. Not sure what you mean by this, help me.

Nearly everyone wants land that borders National Forest or BLM lands.   How important is this to you?  Nice, but not essential.  Really would like, but not a deal breaker.  Absolutely must have.

Type of vegetation? Alpine setting (spruce, ponderosa or aspen trees) Combination of  trees and meadows.   Mostly trees.  Mostly meadow.  Pinon and Juniper trees with some sage.
